What is an EICR?

An EICR checks the condition of your property’s wiring, sockets, lighting circuits and consumer unit. You receive a written report identifying any safety issues.

Are minor repairs included in the price?

Minor issues we can safely fix on the spot without significant additional work are included at no extra charge. Larger repairs or replacements are quoted separately and agreed with you first.

What happens if my property fails the inspection?

We’ll explain the issues, their urgency and any repairs or further investigation needed. Work beyond the included minor repairs is quoted separately. A failed inspection doesn’t automatically mean you need a rewire.

Do I need an EICR for my own home?

It’s generally recommended rather than legally required for owner-occupied homes, particularly when buying a property or if you’re unsure about the condition of the electrics.

How often do I need an EICR?

Privately rented homes in England need an inspection at least every five years, or sooner if the report specifies. For owner-occupied homes, every ten years is generally recommended.

How long does the inspection take?

Usually a few hours, depending on the property, number of circuits and ease of access. We’ll give you an estimate when booking.

How should I prepare?

Provide clear access to the consumer unit, sockets and switches. Have any previous electrical reports or certificates available if possible. Electricity will be switched off during during some of the testing

Does an EICR include appliance testing?

Accepted Answer

No. An EICR checks the fixed electrical installation. Portable appliance testing, commonly called PAT testing, is a separate service.

Will an older fuse box automatically fail?

No. We assess its condition and safety, not just its age, and explain whether any improvements or repairs are needed.
